			<content:encoded><![CDATA[<p>In my more than 20 years helping clients buy luxury <a href="http://sheldonchicago.com/">real estate in Chicago</a>, I’ve come to learn that there are a handful of considerations—some obvious, and some less so—that are key to making a good purchase. It’s not only important to look at the attributes of a <a href="http://sheldonchicago.com/">Chicago home for sale</a> now, but also to consider how those elements might be in the future when you’re ready to resell the property. </p>
<p>Here are 10 key things to think about when purchasing luxury <a href="http://sheldonchicago.com/">real estate in Chicago</a>.  </p>
<p><span id="more-1327"></span></p>
<p>1.	Location. Sure, this seems obvious, but it’s important to consider your lifestyle when shopping for <a href="http://sheldonchicago.com/">Chicago homes for sale</a> and think about how that will factor in. If you have children, are you close enough to their school? If you’re empty-nesters, perhaps you want to be near the excitement of Michigan Avenue. </p>
<p>2.	Unit differentiation. Two different three-bedroom <a href="http://sheldonchicago.com/">Chicago condos for sale</a> could have drastically different square footage, floor plans or views. I recommend buyers see  how a specific unit they want to purchase compares to the rest of the units in the building.   </p>
<p>3.	Building differentiation. Luxury real estate buyers want to see a sophisticated, upscale look as soon as they enter the building’s lobby. Buyers typically take note of the number of doormen, the ambiance of the building and if the units have ceilings of 9 feet or higher. </p>

These finishes are key for those looking for the ultimate in luxury, and is also important to consider when thinking about a home’s resale value down the line. </p>
<p>5.	Services. <a href="http://sheldonchicago.com/">Chicago real estate</a> buyers must consider what amenities and concierge services they are looking to have at their service as a resident of a particular building. Think about outdoor space and event rooms, and if the building offers concierge services that apply to your lifestyle. </p>
<p>6.	Lifestyle. I’ve always  probed buyers to think of any lifestyle issues that would be important to consider when purchasing luxury <a href="http://sheldonchicago.com/">real estate in Chicago</a>. For example, if a client is a major art collector, factors like building security, wall space, ceiling height and light issues should all be taken into consideration to optimize that lifestyle. For architecture buffs, we might focus on buildings with architectural significance, like 880 Lake Shore Drive, which was designed by Mies van der Rohe. </p>

<p>9.	Building assessments. Many more buyers are hunting for luxury real estate that doesn’t come at the cost of enormous monthly assessments. <p>10.	Building plan. A building may look pristine inside and out, but I believe it’s important to be as diligent about the building as you would the unit itself. 			<content:encoded><![CDATA[<p>With the housing market showing signs of recovery and increased speculation about rising interest rates, prospective higher-end buyers may want to consider pulling the trigger on that purchase of a <a href="http://sheldonchicago.com/">Chicago home</a>.</p>
<p>The banking industry is bracing for a potential rate hike anywhere from 2 to 4 percent during the course of the next 12 to 24 months. That kind of jump will have big-time implications for those looking to finance a luxury <a href="http://sheldonchicago.com/">Chicago home</a> and anyone else in need of a <a href="http://www.mortgageloanplace.com/jumbo.html">jumbo loan</a>.</p>
<p>Jumbo loans are loans with an amount greater than the conforming loan limit established by the federal government. This year, the conforming loan limit is $417,000 throughout most of the United States. The threshold is higher in Alaska, Hawaii, Guam and the Virgin Islands.</p>
<p><span id="more-1292"></span></p>
<p>The onslaught of higher rates could deal a significant blow to those considering a refinance or looking at a high-end <a href="http://sheldonchicago.com/">Chicago real estate</a> purchase. In fact, some industry experts have suggested this year may represent the best rate opportunity of the next 10 years.</p>
<p>That wouldn’t be the first overstatement from the banking industry in recent years.</p>
<p>But, at the same time, it’s difficult to imagine that jumbo borrowers or homeowners contemplating refinance will find more favorable conditions in 2011 and beyond.</p>
<p>Rates for fixed 30-year jumbo <a href="http://www.mortgageloanplace.com/">mortgages</a> have hovered in the last few weeks, up recently to 5.82 percent. Jumbo refinances had the same rate, which was up from 5.64 percent the week before.</p>
<p>The rate for a fixed 15-year jumbo was about 5.10 percent, up slightly from the week prior.</p>

<p>Perhaps, but the Illinois Association of Realtors also reported that last year’s demand tipped heavily toward short sale and foreclosed homes. The abundance of foreclosed <a href="http://sheldonchicago.com/">Chicago homes</a> or <a href="http://sheldonchicago.com/">Chicago condos</a> may seem like the best way to get a great deal in real estate. But purchasing foreclosures and short sales requires more attentiveness to the buying process, and buyers need experience and expertise at their side if that is the type of real estate purchase they’d like to make. Here are 5 key considerations buyers need to take when looking at a foreclosed home:</p>
<p>1.	<strong>You must do your due diligence.</strong> If it looks too good to be true, it probably is, and buyers need to understand how what appears to be a great value upfront could turn into a financial disaster once you’ve signed the dotted line. </p>
<p>2.	<strong>You get what you get.</strong> Foreclosures are typically sold as-is, and without the same required disclosures that come with a traditional sale. So there is often no way to know every detail of a home or condo, and no recourse if it’s not what you expected. </p>
<p>3.	<strong>The health of the whole building counts.</strong> If you’re looking at a foreclosed <a href="http://sheldonchicago.com/">Chicago condo</a>, it’s critical to consider the standing of the entire building, not just the unit up for sale.
